    What Adds The Most Value To A Home Appraisal?

    The contribution of an improvement depends on the property and market evidence. Consider the following features when preparing information for an appraisal; none guarantees a particular value increase.

    Features to document

  1. Overall condition and maintenance: Provide information about the roof, gutters, siding, foundation and major repairs.
  2. Size and layout: Describe the finished spaces and how they are used. Basements, attics and other areas are not automatically treated alike.
  3. Location and amenities: Explain relevant site and location features that distinguish the property from comparable homes.
  4. Exterior condition: Document significant work to siding, roofing, access and outdoor spaces.
  5. Kitchen and bathroom updates: Provide dates and details for appliances, fixtures, finishes and remodeling.
  6. Energy efficiency: Describe windows, insulation, heating/cooling features or solar equipment, with available specifications.
  7. Added or finished space: Supply available plans and permits for additions or converted areas.
  8. Cleanliness and Decluttering While not a direct value-add, a clean and clutter-free home allows appraisers to better assess the property’s features and can make the home more appealing.
  9. Costs describe what was spent; market evidence is needed to judge an improvement’s contribution. Keep a concise improvement list and arrange access so the appraiser can see the work.
