    What Are The Three Types Of Appraisals?

    Three approaches commonly used in real estate valuation are sales comparison, cost and income.

  1. Sales Comparison Approach This is the most common appraisal method, especially for residential properties. It involves comparing the subject property to similar properties that have recently sold in the same area. Adjustments are made for differences between the properties to estimate the value of the subject property. This approach is highly effective in active markets with plenty of comparable sales data.
  2. Cost Approach The cost approach estimates the value of a property by calculating the cost to replace or reproduce it, minus depreciation, plus the value of the land. This method is particularly useful for new or unique properties where there may not be many comparable sales. It is often used for properties that are not frequently sold or have unique features that make comparison difficult.
  3. Income Approach (Income Capitalization Approach) This approach is primarily used for income-generating properties, such as rental buildings or commercial real estate. The appraiser estimates the property’s value based on the income it can produce, typically by dividing the net operating income by a capitalization rate. This method is most relevant for investors interested in the potential return on investment.
  4. These three approaches provide appraisers with different perspectives and tools to determine a property’s value, and the choice of method depends on the property type and the purpose of the appraisal. Often, more than one approach is used to arrive at a final value estimate.
